Bankable Clients, Short-Term Problems: Where Tembo Fits

“I don’t do private mortgages.”

We hear this regularly from mortgage brokers—and we understand why. Many brokers have built their businesses around helping strong, bankable clients secure financing from banks, credit unions and monoline lenders.

But even the strongest clients can encounter short-term problems.

A client may have excellent equity, reliable income and a long history of meeting their obligations, yet still be unable to qualify with a traditional lender today. Their income may have recently changed. Their debt ratios may be temporarily elevated. Their credit may need a few months to recover. They may need a deposit before other funds become available, or their purchase may be closing before the sale of their current home.

The client is still bankable. The file simply is not bank-ready—yet.

A temporary obstacle does not require a permanent solution

Private lending is sometimes viewed as financing for clients who cannot qualify with a bank. However, many of the clients Tembo helps are not permanently outside traditional lending guidelines.

  • A self-employed borrower has strong earnings but has not yet completed two full years of filed tax returns.

A well-structured private mortgage can provide the time and flexibility required to solve the immediate issue while keeping the client on the path toward bank financing.

Tembo is the band-aid—not the destination

The simplest way to explain Tembo’s role is that we provide the band-aid.

A band-aid is applied for a specific reason. It protects the client while the underlying issue is addressed, and then it comes off.

That is how many Tembo solutions are designed.

What the solution can look like

The right structure depends on what is preventing the client from reaching the bank solution.

Debt consolidation

A client may have enough income to carry their mortgage, but high payments on credit cards, lines of credit or installment loans are affecting their ratios.

Tembo may be able to provide a second mortgage that consolidates those obligations and improves the client’s monthly cash flow. With the unsecured debts paid down, the client can begin rebuilding their credit profile and work toward qualifying for a bank refinance.

The goal is defined from the beginning: address the debt, improve the ratios and refinance Tembo when the file is ready.

Recently self-employed clients

A borrower may have strong income and significant equity but fall outside traditional guidelines because they have not yet completed two years of self-employment.

A short-term private mortgage can provide the client with time to establish the required income history. Once the appropriate tax returns and supporting documents are available, the broker can take the improved file back to a conventional lender.

Deposit and closing-date gaps

Sometimes the challenge has nothing to do with the client’s ability to qualify. The problem is simply that the money is needed before it becomes available.

A client may need a deposit for their next purchase before selling their current property. Their new home may close before the existing home sale is completed. An expected source of funds may also be delayed.

Temporary credit issues

Even strong borrowers can experience a missed payment, consumer proposal, temporary income interruption or other event that affects their credit.

Every Tembo solution should begin with the exit

The most important part of a short-term private mortgage is not only how the client gets in. It is how they get out.

A clear exit strategy could be:

  • Selling the property and repaying Tembo from the proceeds.
  • Consolidating debt, improving monthly cash flow and refinancing with a bank.
  • Rebuilding credit over a defined period.
  • Completing two years of self-employed income reporting.
  • Waiting for a renewal date when the improved file can be placed conventionally.
  • Completing renovations and refinancing based on the property’s improved condition or value.

When a broker presents both the immediate solution and the planned exit, the client understands that private financing is a step in the strategy—not the final destination.

That makes it a very different conversation from simply telling someone they need a private mortgage.

“I don’t do private mortgages” can become “I have a plan”

Brokers who do not typically place private mortgages may assume these opportunities fall outside their business model. In reality, a short-term Tembo solution can help them protect the bank business they already want.

If a broker cannot solve the client’s immediate problem, the client will likely look elsewhere. That can mean losing more than one transaction. The future refinance, purchase, renewal and referrals may also go to whoever provided the solution when the client needed it most.

By working with Tembo, the broker remains at the center of the relationship.
